Avani Victoria Falls Resort is a 212-room resort on the Victoria Falls estate in Livingstone, five minutes’ walk from the falls themselves — with free, unlimited falls access for every guest.
The resort next door to the wonder
Opened in 2001 as Sun International’s Zambezi Sun and renamed under the Avani flag in 2016, the resort shares a riverside estate with its five-star sister, the Royal Livingstone by Anantara. The location is the headline: guests walk to the Victoria Falls entrance in about five minutes, as often as they like, at no charge.
A relaxed, family-friendly resort steps from the falls, with zebra and giraffe on the grounds.

Why book it through POTUS?
Avani anchors our most popular tailor-made packages — two nights here with a sunset cruise, a guided falls tour and a Chobe day trip runs from $1,000 per person, transfers included; see the Livingstone Signature package. As a contracted agent, POTUS books Avani from around $220 per night with VIP treatment on arrival, and one concierge thread carries your rooms, transfers and every activity.
Every booking is confirmed by personalised proforma quotation — rates are starting-from and negotiable by season and length of stay. The resort’s full profile is on the official Avani page.
Getting there
Harry Mwaanga Nkumbula International Airport is roughly 25 minutes by road. POTUS chauffeurs meet every arrival, and self-drive clients can collect a fleet vehicle from us in town.
When should you go?
Families favour the dry months, June to October: mild mornings for the falls, warm afternoons for the pool, and low-water season opens Livingstone Island and the gorge adventures for older teenagers. February to May is flood season — the falls at their loudest and the gardens at their greenest. Avani’s falls access is free and unlimited either way, so a rained-off visit costs nothing to repeat the next morning.
The estate advantage
Staying on the estate is a quiet superpower. The falls entrance queue does not apply to you; sunrise visits happen in slippers-distance; and the Royal Livingstone’s bars, spa and high tea are a garden walk away. Add the estate’s resident zebra and giraffe and children rarely ask for a screen all week.
Avani is also the base hotel of our best-selling packages: two nights with a sunset cruise, guided falls tour and Chobe day trip from $1,000 per person; swap Chobe for a 15-minute helicopter flight and the package starts at $940. Both include return airport transfers with POTUS chauffeurs.
Practical notes
Rooms sleep families comfortably with interconnecting options; breakfast runs long enough for slow mornings; and Livingstone town is ten minutes by car for pharmacies, banks and the curio market. A POTUS chauffeur on call — or a Quantum for bigger parties — keeps the whole visit doorstep-to-doorstep.
Evenings on the estate
Nights at Avani carry their own programme: boma-style dining under the msasa trees, marimba and drum performances in season, and the short garden walk to the Royal Livingstone for a nightcap on the Sundeck when the occasion calls for linen napkins. The falls keep performing after dark too — on bright nights around full moon, the spray throws a lunar rainbow over the gorge, and the estate’s gate position makes Avani guests first in line for it. Ask the POTUS desk to time your stay to the moon calendar if the lunar rainbow is on your list; it is the cheapest world-class spectacle in Livingstone.
Good to know before you book
Interconnecting rooms and cots are limited in peak months, so name your family configuration when you request a quotation and we reserve it explicitly. The resort’s dress code stays holiday-relaxed all day; sturdy sandals help on the falls paths, and a light waterproof is essential in flood season when the spray drifts across the estate.
Quotations run in USD or Kwacha, starting-from until confirmed, with the standard cancellation ladder (25% from 60–45 days out, rising to 100% inside 14 days) printed on every proforma. Bonvoy-style loyalty does not apply here — Avani is a Minor Hotels brand — but POTUS’s own repeat-guest rates quietly do.
