Where the resort sits
The resort occupies a rare position: 2 km south of Livingstone town, 4 km north-west of Victoria Falls, and directly beside Mosi-oa-Tunya National Park. From the pool deck the Zambezi is in front of you; from reception, both the town and the falls are minutes away by car.
That balance is what our guests praise most. You are close enough to reach the Victoria Falls guided tour before the morning heat, yet far enough upriver that evenings stay quiet, broken only by hippo calls from the national park side.

Getting there
Harry Mwaanga Nkumbula International Airport is about ten minutes away by road. Our chauffeurs meet every flight with a name board; a POTUS fleet vehicle can stay with you for the whole stay if you prefer a dedicated car and driver.
When should you go?
The resort works year-round, which is part of its appeal. February to May brings Victoria Falls to peak flow — some 500 million litres a minute at the height of the flood — and the spray plume is visible from the riverside decks. August to December is low-water season, when Devil’s Pool opens on Livingstone Island and white-water rafting hits its prime. Livingstone stays warm through both; the pools and the Amani Spa carry the mid-afternoon heat.
Business travel follows its own calendar, and this is where the Radisson leads Livingstone: the five-room conference centre and 500 m² ballroom host up to 250 delegates, with POTUS handling airport logistics, chauffeured shuttles and partner-hotel overflow for larger summits. We have moved delegations for international organisations across this town for years; the Radisson is the venue we stage them from most often.
A day here, the POTUS way
Breakfast at Kuomboka as the river mist lifts. A morning guided tour of the falls — 108 metres of falling water across a 1,708-metre curtain — then back for lunch at the Pool Bar. The afternoon belongs to the Amani Spa or the kids’ club, and at 16:00 the jetty calls: the resort’s own cruiser sails the sunset leg of the Zambezi with the national park on the far bank. Dinner at the boma, firepit lit, hippos grumbling somewhere below the lawn.

Good to know before you book
Quotations are issued in USD or Kwacha and remain starting-from until confirmed — Livingstone rates move with season and occupancy, and our contracted position means we often improve on published prices. The standard cancellation ladder applies once a booking is confirmed: 25% between 60 and 45 days out, 50% to 30 days, 75% to 15 days, and 100% within a fortnight of arrival — we restate it on every proforma so there are no surprises.
Pack light layers for winter evenings (June–August), a waterproof shell for the falls in flood, and swimwear for the pools year-round. The resort sits on the town side of the falls corridor, so pharmacies, banks and the Maramba market are ten minutes away — useful for long stays and family logistics.
